Our litigation and consulting practice has become a solid part of our business model. Ms. Balogh has qualified as an expert witness with the US Bankruptcy Court, the MA Appellate Tax Board and the Middlesex 5th District Court. A sampling of properties for which post-appraisal expert witness testimony has been required includes the following:
39 Commerce Way, Woburn, MA – Appraisal of an 18,320 square foot office/distribution building for IRS reporting purposes on behalf of the family trust.
Suffolk Downs Shopping Center, Revere, MA – A 121,320 square foot community center located across from Suffolk Downs race track. The property consists of several buildings on a 29.7-acre parcel. It is tenanted by several local and national tenants such as Stop & Shop, Dollar Tree, Verizon Wireless, Famous Footwear and Sleepys, among others.
Boston Quincy Marriott Hotel, Quincy, MA – This 464-room, full service, four-star hotel was appraised for a tax appeals on behalf of the owners for several tax years. Successfully testified as an expert witness at the MA Appellate Tax Board.
Sunny Acres Nursing Home, Chelmsford, MA – A 93-bed nursing and rehab facility which was appraised for divorce proceedings. Post-appraisal expert witness testimony was required.
Laconia, NH – Three mixed-used buildings totaling 39,144 square feet and 50 apartment and retail units. The appraisal was for litigation support and foreclosure procedures on behalf of the lender.
The Edge Sports Center, 181 Hartwell Rd., Bedford, MA – Appraisal of a mixed-use sports facility of 67,140 square feet which contained a regulation NHL hockey rink and facilities along with an indoor soccer field. The appraisal was prepared for the Town of Bedford for assessment purposes.
